How a finance-trained Kansas City native approaches real estate differently — and why that matters when you’re buying, selling, or investing in the KC metro.

I grew up in Kansas City. Not near it — in it. I know the difference between a 63rd Street zip code and a Lee’s Summit address, between the way a Raytown street feels on a Tuesday morning and the commuter rhythm that defines this metro’s working neighborhoods. That’s not a marketing line. It’s the lens I put on every property conversation I have.

When I got into real estate, I brought an MBA in Finance with me. My background is in numbers — specifically in making complicated financial decisions legible before you have to make them under pressure. That’s the single biggest gap I saw in how most agents operate: the numbers arrive late, buried in a disclosure form or a lender email, when the client is already emotionally committed to a decision they don’t fully understand yet.

What “Leading With the Numbers” Actually Means

For buyers, it means the financial picture is part of the conversation — not an afterthought. As we work through the process together, we map your payment across price ranges — principal, interest, taxes, insurance — so you understand exactly what each dollar of house costs per month. By the time an offer is on the table, the numbers are already clear.

For sellers, it means you see your net proceeds estimate before you decide on list price, before we negotiate, and again before you sign anything. The number on the MLS listing is not your take-home. I make sure you know what is.

For investors, it means cap rates, cash-on-cash returns, and rent-to-value ratios are part of the first conversation — not the fourth.

One of the most underserved buyer groups in Kansas City is the incoming professional relocating for a major employer. I build commute-aware home searches. Proximity to the office is a financial variable — it affects car costs, time, and resale. We treat it that way.
